Attention South Jersey home sellers…Especially those in Atlantic County and Cumberland County...


"Ready to Get Serious and Sell Your House, Townhouse, or Condo?



Houses for sale in South Jersey right now – as of March 13, 2008 – are on the market for an average of four months. Some more and some less.

Now I’m not psychic so I can’t promise you how fast your southern New Jersey home will sell. Nor can I promise how much your house, townhouse or condo will sell for. I would really love to see you make two or three times what you originally paid for your house…(Hey, I’d like to make that on my own house!)… but c’mon...We’re in a different market now. Seller's have to be realistic about the price they ask in today's market. Or, they risk having their home on the market longer than necessary.

What I can tell you is there are 3 things you can do to help market your house more effectively and to help it sell:

  1. Look at what comparable homes are selling for in your neighborhood. Our home certainly is our castle but that doesn’t mean it’s going to sell for the same price as Buckingham Palace. A house should be priced competitively with similar properties in the area. The key words are "similiar properties". Don't consider the 2 story, 4 bedroom, 2.5 bath across the street as a comparable property if you own a 3 bedroom, 1 bath ranch home.

  2. De-clutter your house. Over time we get used to seeing the overflowing closet shelves or walking around the pile of magazines on the floor. But when outsiders see that stuff it makes the house seem small and messy. Just before you put your home on the real estate market, clean out all those items you no longer need and hardly ever use. This is such an important item, and too often over looked by home owners.

  3. Be willing to invest a little time and money to spruce your house up. I can appreciate you don’t want to invest a lot of money in a place you're going to sell; but, just as you want to buy a place that’s in “move-in condition” or as close to it as you can, so do other people. A fresh coat of paint and other tweaks definitely improve things. Walk in & out of each room in your home and look for things like cracked and/or chipped paint, and paint where necessary. Clean the dirty walls. Polish or refinish hardwood floors. Repair the broken ceramic floor tiles. Little items make a BIG difference.

Of course, there are other factors involved that help sell a home. There's pricing it right, which is an oh-so-very important consideration. In fact, price is the number one reason a home does or does not sell, or sell within a Seller's desired time frame. Pricing your home too high means that it sits on the market too long and becomes a "stale listing". Neither you nor I want that to happen. A lot of your time and my marketing money is spent convincing Buyers it's worth the asking price. It's really the current market that determines a home's worth. So, let's work together to price your home correctly the first time it goes on the market.
